One conversation we’ve been having more frequently lately is around flood risk, even for homes that are not located in high-risk flood zones. Many people assume that if a lender does not require a flood policy, there is no real exposure. In reality, a large percentage of flood claims come from properties outside of designated high-risk areas, and factors like heavy rain, drainage changes, or nearby construction can all influence how water moves around a property.
As we move toward spring, carriers often take a closer look at flood determinations, elevation details, and surrounding water exposure. That extra scrutiny can sometimes bring up new questions during underwriting, especially as a transaction gets closer to closing.
Flood coverage is separate from a typical homeowners policy, which is why these conversations sometimes pop up unexpectedly. Even when it is not required, you may want to explore options early, especially for homes with basements or properties near low-lying areas. Pricing is often more reasonable than expected, and having a clear understanding upfront can prevent last-minute stress.
